EPDM Flat Rubber Roofing Installation

Commercial Flat Rubber Roofing on York St. in Hanover by Roofing Contractor Superior Services

Below:

Scope: Rubber Roof
Photos: old roof demo
Photos: rubber roof install

Scope of Work: Rubber Roofing tear-off & Installation

We offer complete rubber roofing installations in Hanover like this .60 mil fully adhered, mechanically-attached EPDM flat rubber roof on an apartment complex (a commercial property) on York Street in historic downtown Hanover.

In order to properly install this EPDM rubber roofing system we had to strip and remove the existing roof: four (4) layers of old rubber, down to the original roof deck. Afterwards, we installed tapered 1" and 2" ISO insulation board to meet the applicable building codes. New flashing, including EPDM pipe boots, were installed.

This commercial flat roofing application was installed on an apartment complex adjacent to a historic Civil War building that Superior Services restored with a new roof also.

Looking for a Roofing Contractor for Rubber, Metal or Asphalt Shingle Roofing??

We specialize in all types of residential and commercial roofing installations. In addition to EPDM flat rubber roofing like this one, we also offer metal roofing installations, and asphalt shingle roofing. Contact us for a free inspection and estimate.

Demolition: Removing the Existing Rubber Roofing

In order to properly install a commercial flat rubber roofing system it is important to remove the entire existing roof down to the roof deck. This means removing the old rubber, flashing, underlayment, etc. We had to strip off and demolish a full four (4) layers of existing EPDM rubber. View the photos of the demolition below, and click any one to open a slideshow.

We had to install new OSB plywood roofing deck after discovering old rotted wood beneath the rubber roof.

Damage to Your Roof from Storms or Hail?

We are partnered with licensed public insurance adjusters who are experts at getting homeowners insurance to pay for roof damage caused by wind and hail storms. Most of our customers get brand new roofing system installations for the cost of their deductible.

Installation: ISO Insulation Board, Flashing & EPDM Flat Rubber

At Superior Services of PA & MD we only install the highest quality roofing products using the techniques and practices that yield the best results and the longest-lasting roofing systems.

In order to properly install this commercial flat rubber roof we had to build a custom "cricket", also called a saddle, to facilitate water drainage. A roof saddle/cricket is designed to divert water around chimneys or other structures or, in this case, to facilitate drainage from one roof to another. The historic Civil War building next to this apartment complex had an asphalt shingle roof above our rubber roof. We installed a new GAF Timberline HD lifetime roofing system on the Civil Ware building, and built a custom cricket with tapered ISO insulation boards (at 1" and 2" thick) with a ridge to divert the water (pictured below).

Finally, all new flashing is installed, including EPDM vent pipe boots, and the new .60 mil rubber is laid down, fully adhered and mechanically attached. View the photos below, and click any one for a full-screen slideshow.

Roofing in Westminster MD Roof Replacement by Superior Services in Carroll County's Westminster MD

5-star rated roofing contractor Superior Services handles all types of roofing in Westminster MD 21157, including roof repairs and roof replacements like this one. View photos of our work and details of our lifetime-warrantied GAF-certified roofing system installation after roof damage was discovered at this Westminster home. If your roof is damaged from wind and storms, or if you're dealing with a roof leak contact us today for a free inspection.

BEFORE: the old 3-tab roof at this Westminster home. These 3-tab roofing shingles are outdated and inferior to architectural asphalt roofing shingles like GAF Timberline HD, which we installed at this Westminster MD home.

Check out photos and details of our roof repair service in Carroll County MD. When strong winds caused blown-off asphalt roofing shingles at their home, these Westminster Maryland residents contacted us for a free roof inspection  and consultation. We determined the roof damage to be caused by recent wind storms, so our partners at Chateau Public Adjusters handled the roof damage insurance claim.

Like most of our services for roofing in Westminster, this job included a complete roofing system installation. Usually when there is damage to a roof caused by wind or storms, we are able to get our clients approved for a full roof replacement. Our public insurance adjusters help make this happen. Furthermore we're able to offer LIFETIME-warrantied roofing system installations because we're a GAF factory-certified roofing contractor. We always receive 5-star reviews for our roofing services in towns like Westminster, Manchester, Hampstead, Woodbine and more.

Westminster Roof Replacement: Scope of Work

Components of Our Lifetime-Warrantied Roofing System:

The existing roof at this Westminster MD home was a decades-old 3-tab roof. These are inferior to architectural asphalt shingle roofing systems like the lifetime-warrantied GAF roofing system we installed here. The roof replacement was paid for by our customers' homeowners insurance policy due to wind damage from storms. Often times insurance will offer to only pay for repairs of individual damaged roofing shingles. We usually reject this offer, as replacing individual shingles is almost always insufficient in terms of repairing the roofing system. A roof is more than just a layer of shingles. A home's roof is a system of barriers that protect and shield the building from the elements. Our roofing systems include installation of the following crucial roofing components.

Why get a roof replacement in 2019 when there are so many other ways to spend your money? The expert Hanover PA roofing contractors and public insurance adjusters at Superior Services of PA & MD weigh in with this article: 5 Reasons to get a Roof Replacement - from added curb appeal, to lower insurance premiums to high return on investment, and more. Enjoy!!

5 Reasons to get a Roof Replacement in 2019 - Hanover PA 17331
Why get a roof replacement? From a boost in curb appeal and added home value, to lower insurance premiums and a higher-than-average return on investment, here are the top 5 reasons to get a roof replacement in 2019 explained. By Hanover PA roofing contractor and insurance claims expert Superior Services of PA & MD.

#1
High Return on Investment

Roof Replacement has a higher-than-average ROI (return on investment) compared to other home improvement projects. According to Remodeling Magazine's Cost Vs. Value Report in 2019 an asphalt shingle roof replacement yields a 68% return.

A roofing remodel (like an asphalt shingle roof replacement) provides one of the highest return on investments when it comes time to sell your home. According to Remodeling Magazine's Cost Vs. Value report, 68% of the cost of a standard roof replacement can be recouped in the form of real value added to the home price upon resale, which is about $15,000 in added value (2019 CostVsValue.com). This ROI can be even higher if your roof replacement is covered by your homeowners insurance due to damage from storms, high winds, hail, etc. More on that below.

From Remodeling Magazine CostvsValue Report: Roof Replacement Return on Investment is 68% in 2019, a high ROI and ou #1 reason for a roof replacement
According to Remodeling Magazine's CostVsValue Report in 2019 a Roof Replacement yields a 68% return on investment. From CostVsValue.com.

#2
Home Inspections & Appraisals

A home sale can be stopped short by discovery of an old or damaged roof upon inspection. Getting a roof replacement to ensure your roof passes inspection will avoid this common home sale challenge.

When you sell your home, the roof gets a lot of attention from home inspectors and appraisers seeking to lock in a sale price. A damaged or outdated roof can disrupt a home sale, knock money off the price for sellers, and prevent a serious challenge. Getting a complete roof replacement, with its transferrable warranty (35+ years on asphalt shingle roof replacements), is a great way to not only avoid any trouble but to add more value and leverage for you, the seller.

#3
A Roof Replacement Boosts Curb Appeal & Adds Value

Replacing an old or damaged roof serves two purposes: functional and aesthetic. This makes roofing projects a good investment: because both increased function and increased aesthetics add value to a home.

The first purpose served by a roof replacement is a matter of preventative maintenance: protecting a home from leaks that can cause extensive and expensive interior damage. Secondly, a roof replacement provides an opportunity to seriously boost curb appeal and increase your home's aesthetics. This is the reason for most home improvement projects, but few sport the high return on investment provided by a roofing project.

New architectural asphalt shingles, like those by GAF's Timberline HD product line, there are dozens and dozens of styles to choose from. This provides homeowners with an excellent way to define their home's style.

#4
Roof Replacements often Covered by Insurance

At Superior Services of PA & MD most of the roof damage claims that we encounter were caused by storms, hail and wind. This is almost always covered by homeowners insurance, but homeowners don't often know this.

We are partnered with licensed public insurance adjusters who have a lot of experience with and expertise in insurance policies, so we know when our customers' roof damage is covered under their insurance policy. When insurance companies DON'T pay for roof replacements, it's often simply because the homeowner and/or their roofing contractor doesn't know any better. We don't let this happen to our customers - we get roofs approved.

When an insurance company approves a roof replacement due to storm damage or some other covered peril, the homeowner usually only has to pay their deductible and they get a brand new roofing system for their home. This dramatically boosts their return on investment of the roof replacement from 68% to as much as 1500%!

#5
Discounts on Homeowners Insurance, Lower Premiums

A new roof means better protection against storm damage and therefore less likely for claims to be filed for home damage, and insurance companies will usually offer a discount (when asked by the insured).

"Before issuing a quote or policy, insurance companies will go take a look at a property and they almost always ask for the age and type (material) of the roof. Most insurance companies will offer discounts for updating the roof - especially in high wind and hail prone areas - because a new roof lessens the risk of having to cover perils from storm damage." - Eric Hare, owner, Superior Services & Chateau Public Insurance Adjusters

At Superior Services of PA & MD we are constantly working with insurance claims for roof damage repairs and roof replacements, and we encounter this question a lot. This is what our owner Eric has to say:

Not just storm damage - old roofs are also at risk for leaks, missing shingles, and other damage that insurance companies ultimately are responsible for covering, so they frequently provide discounts for homeowners who recently had a roof replacement. According to GAF, this is especially true in the "Hail Belt" or, like our owner Eric says, places that are more storm-prone.

According to H. Weber Construction in Minneapolis, homeowners need to ask their insurance companies about this discount - it isn't automatic! So if you are considering a roof replacement make sure you talk to your insurance company first, to see how this can affect your premiums.

Getting a roof replacement can also avoid getting you roof damage claim denied by your insurance company due to negligence, or a failure to maintain your insured property. Don't let this happen to you!

We hope this article has convinced you of the reasons to get a roof replacement if you were on the fence. When interviewing contractors during the inspection and estimating phase make sure you check and verify references, licensing and insurance so you don't get scammed by storm-chasers !!

This article compares total roof replacements with roof re-covering (adding a 2nd layer of asphalt shingles), pro's and con's, and how insurance companies treat these options.

Roofing Options: Overlay or Re-Cover Existing Roof with a 2nd Layer of Asphalt Shingles
One of the cheapest roofing options is re-covering: adding a 2nd layer of shingles, also known as a roof overlay. This creates an inferior roof in many ways, which we will detail in this article.

Adding a 2nd Layer of Shingles vs. Full Roof Replacement: Which is Best?

When it comes time to replace or repair an old or disrepaired asphalt shingle roof, property owners have some roofing options. A full roofing system replacement is always ideal, but some consider a cheaper solution: adding a 2nd layer of asphalt shingles.

An Asphalt Shingle roof is an entire system of barriers that work together to prevent water, weather, elements, and energy from entering and in some cases escaping the home. Because the roof is subject to constant attacks from weather and is so exposed to the elements it is important to keep your roof in good repair. This article will discuss your options for roofing work if your roof is old, damaged or otherwise in disrepair.

This article from the roofing experts at Superior Services of PA & MD will help property owners decide which roofing option is best for them:

Our extensive experience with roofing insurance claims gives us a lot of insight into this topic and it is our position that adding a second layer of asphalt shingles is an unprofessional practice for a number of reasons. We'll present all these reasons in our article below. Enjoy!

When Roofing Options like Adding a 2nd Layer are Available

Building code regulations allow for up to two (2) layers of asphalt shingles (per 2018 IBC: Chapter 15 Roof Assemblies and Rooftop Structures, Section 1511.3 "Roof Replacement") unless:

  • there are already two or more applications of any type of roof covering;
  • there is slate, clay, cement or asbestos tiles, or
  • the existing layer of asphalt shingles is water-soaked or deteriorated such that it is not an adequate base for existing roofing.

Every roof ought to be inspected individually to determine whether it is even eligible for any roofing options other than a full replacement. Even when a roof is technically eligible, most experts will tell you that re-covering (overlay) is an unprofessional practice that makes for an inferior roof, and that is our position here at Superior Services of PA & MD. Other roofers may tell you that asphalt shingle overlays are an affordable option for fixing an old roof, but we have yet to find a roofer who recommends it outright.

Why Adding a 2nd Layer is NOT the Best Roofing Option

Roofs are a System, not just a Layer of Shingles

A roof works to protect a home by keeping the elements out and energy in, and it is a system of barriers - from flashing and weatherproofing to the wooden roof deck up to the outermost barrier: in this case, the asphalt shingles. When you add a second layer of shingles there is no way to tell the condition of the other components of the roofing system such as the roof deck, underlayment, flashing, etc. This is why insurance companies often pay for the complete tear-off of both layers (more on that in the next section below). Also, the first layer of roofing shingles can become overheated underneath the outter layer.

Adding a 2nd Layer Voids the Roof's Manufacturer Warranty

The practice of re-covering with a second layer of shingles, even when doing so complies with building codes, always results in a void of the manufacturer warranty on not only that overlaid second layer of roofing shingles but the original layer also, which means there is no guarantee that your roof will last. With GAF's lifetime guarantee (35 Years) on their Timberline HD roofing systems, it is entirely wasteful to get a new roof with no warranty. A roofing system installation (see details below) consists of several roofing components, including flashing, drip-edge, underlayment and snow and ice shield in the valleys of the roof. These components cannot be installed without tearing off the existing asphalt shingles.

How Insurance Companies Handle Roofing Options for Asphalt Shingle Roofs

Our sister company Chateau Public Adjusters regularly gets 2-layered asphalt roofs approved for full replacements. Contact us for a free consultation.

If your homeowners insurance policy has code enforcement coverage then your insurance company must almost always pay for complete replacement of your asphalt shingle roof with more than one layer. The reason for this is that we need to get down to the roof deck to discover rotten, deteriorated or delaminated sheathing and in order to do that we need to remove both layers of asphalt shingles. At Superior Services of PA & MD it's been our experience that the great majority of customers with 2 layers of asphalt shingles end up easily securing full approval for a complete replacement, including a brand new Lifetime GAF roofing system.
